FSI is an abbreviation that is used for floor space index. This term is most commonly used in India. It equivalent to floor area ratio (FAR) and floor space ratio (FSR) used in other countries.

The Floor space index (FSI) basically indicates the maximum permissible floor area that can be created on a plot or land. In Numerical calculation, FSI is the ratio of building floor covered area to the available raw area on that plot / land.


The permissible value of Floor space index (FSI) varies from place to place or area . It also depends on the type of building to be constructed. The FSI ratio value of a specific area or plot is easily found in all building by-laws for different cities and municipalities present. Different cities or municipalities may have different bylaws thar can vary in some context and may results in different FSI values.

Permissible FSI / FAR value largely depends on-

• Size of the plot area.

• Type of building constructed (residential type,business type,commercial type,business institution, worship etc.).

• Width of side road.

• Availability of electricity,drainage, water and sewer lines.

For a city/village or country, the FSI / FAR value may be revised or altered from time to time, depending on the development and economical facilities of each city, increase or decrease in the value of land, development of electricity as per requirement, water and sewer facilities in urban and rural sectors.
